Financing fell through - back on the market. The lot to the left of 10 Riverside Drive is 1.54 acres. The lot has a large flat area that is approximately 10,000 square feet. Down the hill at the back of the lot there is another flat area of approximately 35,000 square feet that backs up to the Enoree River. This lower portion of the lot provides privacy and is also in a flood zone. The zoning is R-20. If desired, the 1.5 acre lot could be subdivided into two lots using the minor subdivision plat submittal guidelines. I have been told that Greenville County will require a stormwater plan permit with an engineering cost estimate of about $8,000. The attached pictures of the cleared portion of the lot were taken about 6 weeks ago. Kudzu has started to grow back on the property. The lot is a single 1.54 acre lot. The 4 lot survey shows one option for the left 1.54 acre lot to be subdivided into 2 lots.
